Atlantis Hurghada: Does a Central City Resort Make a Good Rental Investment?

Atlantis offers resort facilities without an isolated address. I look at who would actually rent there, what unit makes sense and where the risks sit.

When looking for property in Hurghada, buyers often focus on beachfront developments. And understandably so. The Red Sea is one of the main reasons people choose to invest or own a holiday home here.

But not every good property needs to be directly on the beach.

Some of Hurghada's most interesting residential developments offer something different: a central location, extensive facilities and an environment that works just as well for everyday living as it does for holidays.

Atlantis is one of those projects.

Located in Al Hadaba, close to Hurghada's main attractions and established residential areas, Atlantis combines a large resort-style community with the convenience of city living.

What makes it interesting is not one particular feature, but the way the entire development is planned.

My assessment · Tabitha

Atlantis is worth comparing if you want a versatile apartment in central Hurghada, not necessarily a beachfront address. For investment, I would match the exact unit to a realistic guest or long-stay tenant profile.

Best for: Buyers seeking a central mixed-use community that could suit holidays, seasonal stays and everyday life.

Watch for: Phase-specific handover, management costs, unit location inside the large project and no direct private beachfront.

Why Location Matters Beyond the Beach

Anyone who has spent more than a few weeks in Hurghada knows that everyday convenience eventually becomes just as important as the swimming pool.

You want to go out for dinner without organising a long drive, meet friends, visit shops or simply enjoy the city without spending half your day getting around.

Atlantis is located on Al Hadaba Road, with convenient access to Sheraton Street, El Mamsha Promenade, Hurghada Marina and the airport.

This makes the project particularly interesting for buyers who want to enjoy Hurghada beyond the boundaries of their residential compound.

For holiday owners, the central location provides flexibility. For people planning to spend several months a year in Egypt, it can make daily life considerably easier.

And from an investment perspective, accessibility matters too.

A property that is easy to reach and surrounded by established infrastructure can appeal to a wider range of potential tenants, from holiday visitors to people looking for longer stays.

A Resort That Feels Like Its Own Neighbourhood

One of the first things worth understanding about Atlantis is its size.

The development covers approximately 41,500 sqm, with around 60% of the master plan dedicated to landscaped gardens, swimming pools, lagoons, walkways and recreational areas.

That is a considerable amount of space for a centrally located project.

Instead of concentrating everything around a single residential building, Atlantis is planned as a mixed-use community with apartments, hospitality services, restaurants, cafés, retail areas and wellness facilities.

A long central swimming pool running through the development is one of its distinctive features, connecting different parts of the community and creating a resort atmosphere.

For residents, this means having more than just an apartment to return to.

You can spend the morning by the pool, meet friends for coffee, exercise or enjoy the surrounding facilities without necessarily leaving the development.

Of course, a larger resort also means more residents, visitors and activity. Buyers looking for a particularly small and quiet residential building may prefer a different environment.

But for those who appreciate a lively community with plenty of facilities, the scale of Atlantis can be a real advantage.

What Makes Atlantis Interesting for Property Investors?

Not every buyer in Hurghada is looking for a holiday home.

Many are purchasing with the intention of generating rental income, building long-term property value or combining personal use with investment.

Atlantis deserves attention in this context because of its location, apartment selection and overall resort concept.

The development offers fully finished studios as well as one-, two- and three-bedroom apartments.

This variety allows investors to consider different rental markets.

A well-positioned studio may appeal to individual travellers or couples looking for an affordable stay in central Hurghada. Larger apartments can be more suitable for families, groups or tenants planning longer visits.

The project's facilities also add to its rental appeal.

Swimming pools, landscaped areas, restaurants, wellness services and professional property management can make a property more attractive to guests who want a comfortable stay without paying for a traditional hotel.

However, rental performance should always be evaluated individually.

A large resort with attractive facilities does not automatically guarantee high occupancy or strong returns. The apartment's purchase price, layout, view, running costs and rental management conditions all influence the final result.

For me, the interesting part of Atlantis is that it offers several possible uses rather than depending on one particular type of tenant.

Rental Income and Long-Term Value

When evaluating an investment property, I prefer to look at two separate questions.

First, how realistically can the apartment generate rental income?

Second, what could support its value over the coming years?

For Atlantis, the central location is an important factor in both considerations.

Hurghada continues to attract holiday visitors, seasonal residents and international property buyers. Apartments in established urban areas can benefit from demand that is not limited to traditional beach holidays.

A guest visiting Hurghada for two weeks may appreciate the resort facilities. Someone staying for three months may place greater importance on nearby supermarkets, restaurants, transport and everyday services.

Atlantis offers a combination that could appeal to both.

There is also the potential for property value appreciation as construction progresses and the development becomes operational.

But I would not base an investment decision on an assumed percentage of future growth.

Developer price increases, actual resale values and achievable rental returns are three different things. They should be assessed separately.

For Atlantis, the strongest investment argument is currently the combination of a central location, extensive facilities and a variety of apartment types at different purchase prices.

Choosing the Right Apartment at Atlantis

With a development of this size, choosing the right unit is particularly important.

Atlantis offers studios and one-, two- and three-bedroom apartments with different positions and views, including swimming pools, landscaped areas, city surroundings, mountains and selected sea-facing outlooks.

Two apartments with the same floor area can offer quite different living experiences.

A unit overlooking a busy pool area might be attractive for holiday rentals, while someone planning to live in Hurghada for several months could prefer a quieter position.

For investors, I would also compare the relationship between the apartment's purchase price and its realistic rental potential.

A more expensive apartment does not necessarily generate proportionally higher rental income.

Sometimes a smaller, efficiently designed unit can make more financial sense than a larger apartment with additional space that tenants may not be willing to pay significantly more for.

This is why I always recommend comparing individual units rather than deciding based on the project name alone.

Current Purchase Conditions

Atlantis is developed by Castello Development and currently offers the following purchase conditions:

The different delivery phases are particularly important when comparing available apartments.

For an investor, an earlier handover may mean an opportunity to begin renting sooner. A later phase may offer different unit choices or pricing conditions.

However, the actual delivery schedule, contractual commitments and financial implications should always be reviewed before making a decision.

An attractive payment plan is useful, but it should never be the main reason for purchasing a property.

These commercial terms reflect the project information available for this guide, not a binding offer. I would confirm the final price, payment calendar, contractual delivery and all one-off and ongoing charges for the exact unit before any reservation.

  • 20% down payment with the remaining balance over 48 months.
  • 20% discount for full cash payment.
  • Fully finished apartments.
  • One-time maintenance fee of 10%.
  • Phased delivery, currently scheduled at approximately 20 months for one phase and 36 months for another.

Is Atlantis Suitable for Living in Hurghada?

Absolutely worth considering, especially for buyers who want to spend extended periods in the city.

One of the advantages of Atlantis is that the project is not designed exclusively around short holiday visits.

Its central location makes it practical for everyday life, while the internal facilities create a resort atmosphere.

This can be particularly appealing for international owners who spend several months a year in Hurghada and want a comfortable apartment without maintaining a standalone property.

Families may appreciate the recreational areas and larger apartment options. Couples and individual buyers may prefer the convenience of a studio or one-bedroom apartment.

The availability of property management and hospitality services can also be helpful for owners who spend part of the year abroad.

Still, Atlantis will not suit everyone.

If direct access to a private sandy beach is your highest priority, a beachfront development may be the better choice.

But if you value centrality, facilities and everyday convenience, Atlantis offers an interesting alternative.

My Perspective on Atlantis

What I like about Atlantis is that it approaches resort living from a different direction.

Instead of building a residential development around an isolated holiday destination, it brings a resort-style environment into an established part of Hurghada.

That distinction matters.

A beautiful swimming pool may attract someone to a property, but the location and everyday practicality often determine how much they enjoy owning it over the years.

From an investment perspective, I see potential in the combination of different apartment sizes, central accessibility and facilities that can appeal to both holiday guests and longer-term tenants.

At the same time, Atlantis is a large off-plan development. Construction progress, delivery commitments, ongoing management costs and future rental demand all deserve careful attention.

I would therefore approach Atlantis as a project with several interesting possibilities, rather than promising a particular return.

For buyers looking for a centrally located holiday home, a seasonal residence or an apartment with rental potential, it is certainly worth comparing against other developments in Hurghada.

The key is finding the right unit at the right price.

Before I would reserve

Questions I would ask with you

  1. 01Would my intended tenants choose a studio, a one-bedroom or a larger family layout?
  2. 02What is the confirmed handover date for this building and this particular unit?
  3. 03Which facilities are included in the maintenance budget, and who operates them?
  4. 04Would a cheaper, better-positioned apartment have a clearer rental case than the premium-view option?
