When people think about owning a holiday home in Hurghada, they usually imagine sunshine, swimming pools and spending time outdoors.
But there is a difference between buying an apartment in a building with a swimming pool and owning a property in a resort designed almost entirely around water, leisure and outdoor living.
Holidays Park Resort takes that concept to another level.
Located on Village Road in Hurghada, Holidays Park is planned as one of the Red Sea's most extensive pool-focused residential resorts, combining apartments, villas, landscaped gardens, lagoons and a wide range of recreational facilities.
What makes this project particularly interesting is the way the available space is used.
Instead of filling the development with residential buildings, the master plan dedicates the majority of the land to swimming pools, water attractions and outdoor areas.
For families, holiday-home buyers and investors, this creates a very different kind of property.
My assessment · Tabitha
Holidays Park has a particularly clear family-holiday proposition, but that alone does not establish a rental return. I would buy only after understanding the unit position, actual delivery status and long-term cost of maintaining all those facilities.
Best for: Families who value pools, outdoor space, low-rise layouts and resort activities, or investors targeting family holidays.
Watch for: Facility delivery, operating costs of water attractions, guest seasonality, maintenance budget and whether handover is complete.
A Pool Paradise on an Impressive Scale
One of the first things that stands out about Holidays Park is its size.
The development covers approximately 54,000 sqm, with a master plan that allocates:
That means approximately 32,400 sqm of the development is planned around water features and aquatic leisure areas.
It is an impressive concept, particularly when compared with traditional residential compounds where a few swimming pools are surrounded by apartment buildings.
At Holidays Park, the water attractions are not simply additional facilities. They are the central feature of the entire development.
The project includes extensive swimming pool areas, lagoons, an aqua park and recreational spaces designed for different age groups.
For families spending several weeks in Hurghada, this can make a considerable difference.
Children have different activities to enjoy, while adults can spend time by the pools, relax in landscaped areas or use the resort's other facilities.
And because so much of the development is dedicated to outdoor spaces, the concept aims to create a more open resort atmosphere rather than a densely built residential community.
- 60% to swimming pools, lagoons and water attractions.
- 20% to landscaped gardens and green spaces.
- 20% to residential buildings.
Low-Rise Buildings and More Outdoor Space
Another interesting aspect of Holidays Park is its building design.
The residential buildings are planned with a ground floor and just two upper floors, creating a low-rise environment throughout the development.
The project includes approximately 350 residences alongside standalone villas and additional residential formats.
Depending on the property type, buyers can choose between apartments with private gardens, upper-floor units with rooftop terraces and larger homes offering more privacy and space.
This variety makes Holidays Park attractive to buyers with different requirements.
A ground-floor apartment with a private garden may be particularly convenient for families with young children or pets.
A rooftop terrace can offer additional outdoor space for owners who enjoy spending time outside without maintaining a garden.
Larger properties may suit extended families or buyers planning to spend several months a year in Hurghada.
For me, this is an important part of the concept.
The development is not only about having access to swimming pools. It is also about choosing a property that fits the way you actually want to spend your time.

A Resort Designed Around Family Holidays
There are many residential developments in Hurghada that describe themselves as family-friendly.
But what does that really mean?
For me, a family-friendly resort needs more than a children's pool and a playground.
Families often have completely different expectations within the same holiday.
Children want activities and entertainment. Parents may want somewhere to relax. Teenagers need space and things to do independently, while grandparents might prefer quieter areas.
Holidays Park is designed to accommodate these different needs.
Alongside its swimming pools and water attractions, the development is planned to include restaurants, cafés, shopping areas, a gym, spa, sports facilities and dedicated children's spaces.
This means families can spend an entire day enjoying the resort without constantly organizing transport or looking for activities elsewhere.
For owners who visit Hurghada several times a year, that convenience can become one of the property's biggest advantages.
And for buyers considering rental income, it also creates a clear target audience.
Why Holidays Park Could Be Interesting for Investors
From an investment perspective, Holidays Park offers a different concept from smaller residential developments or centrally located apartment buildings.
Its main attraction is the resort experience itself.
Families choosing holiday accommodation often look beyond the apartment. They want swimming pools, activities for children, restaurants and enough entertainment to make their stay enjoyable.
A development with extensive water attractions and recreational facilities can therefore offer something that a conventional apartment building cannot.
Holidays Park has the potential to appeal particularly to families and groups travelling together.
The variety of apartment types also allows investors to consider different rental strategies.
Smaller apartments may be suitable for couples or small families, while larger units and villas could appeal to guests who need additional space.
However, the rental potential should always be considered in relation to the purchase price.
A larger property may achieve a higher nightly rental rate, but it also requires a higher initial investment and potentially greater furnishing and maintenance expenses.
For investors, I would compare the expected rental demand, suitable guest capacity and total ownership costs before choosing a unit.
The resort concept is attractive, but the individual apartment still needs to make financial sense.

Rental Income and Long-Term Property Value
When evaluating Holidays Park as an investment, I would separate two possible sources of return.
The first is rental income once the development becomes operational.
The second is potential property value appreciation during construction and after completion.
With such an extensive resort concept, the quality of the final execution will be particularly important.
Swimming pools, lagoons, landscaped gardens and recreational facilities are expensive to construct and maintain. They can add considerable appeal to a development, but only if they are completed and operated to a good standard.
This is something I would pay close attention to.
A resort with extensive facilities can attract holiday guests, but the ongoing maintenance of those facilities also affects the long-term ownership experience.
For that reason, buyers should understand how the communal areas will be managed, what maintenance fees apply and whether additional service charges may arise.
The potential for property value appreciation will depend on construction progress, market demand, the quality of the completed development and actual resale prices.
I would not assume that a large resort automatically guarantees higher returns.
What makes Holidays Park interesting is its distinctive concept and the possibility of offering holiday accommodation that goes beyond a standard apartment.
Village Road: A Different Side of Hurghada
Holidays Park is located on Village Road at KM 17, with access to Senzo Mall, the airport corridor, nearby beaches and the road towards Sahl Hasheesh.
This part of Hurghada has a different character from the busy city centre.
Rather than being surrounded by the restaurants and nightlife of Sheraton Street or El Mamsha, the area is associated more with larger resorts, hotels and holiday developments.
For buyers looking for a family-oriented holiday property, that can be an advantage.
The resort itself is designed to provide much of the entertainment and leisure experience, while shopping and other destinations remain accessible outside the development.
However, location is always a matter of personal preference.
If you want to walk out of your apartment and immediately find yourself in the middle of Hurghada's nightlife, a more central project may be better suited to you.
But if your priority is spending time in a spacious resort with extensive swimming pools and family facilities, Holidays Park offers a different kind of environment.

Choosing the Right Property at Holidays Park
With such a large development, I would pay particular attention to the position of each property within the master plan.
An apartment located close to the aqua park or main swimming pools may be especially attractive to families with children.
But not every buyer wants to be directly next to the busiest recreational areas.
Some owners may prefer a quieter location overlooking landscaped gardens or smaller swimming pools.
The choice between a ground-floor garden apartment, an upper-floor unit with a rooftop terrace or a larger property also depends on how the apartment will be used.
For rental investors, the layout, number of guests the property can comfortably accommodate and proximity to popular facilities may influence demand.
For personal use, privacy and outdoor space could be more important.
I would therefore recommend comparing several available units and looking carefully at their exact positions rather than choosing solely based on floor area or price.
Current Purchase Conditions
Holidays Park Resort currently offers the following purchase options:
The availability of installment plans allows buyers to spread their investment over several years rather than paying the entire purchase price immediately.
For investors, it is important to consider the full financial commitment, including furnishing, maintenance and any additional expenses before the property can be used or rented.
The project record still carries a June 2026 handover reference. As that date has passed, I would verify current handover and which facilities are operational before assuming a unit is ready to occupy.
Especially with a project of this scale, construction progress and the completion of shared facilities are important factors to monitor.
These commercial terms reflect the project information available for this guide, not a binding offer. I would confirm the final price, payment calendar, contractual delivery and all one-off and ongoing charges for the exact unit before any reservation.
- 25% down payment with the remaining balance over three years.
- 35% down payment with the remaining balance over four years.
- 20% discount for full cash payment.
- Fully finished residential units.
- One-time maintenance fee.

Is Holidays Park Suitable for Permanent Living?
Although Holidays Park is primarily designed around leisure and resort living, it may also appeal to buyers planning longer stays in Hurghada.
The low-rise buildings, landscaped areas and different residential formats can provide a comfortable environment for seasonal residents.
Families who spend several months a year in Egypt may particularly appreciate the outdoor space and recreational facilities.
However, I would consider the lifestyle carefully before choosing Holidays Park as a permanent residence.
A lively resort with extensive water attractions can be wonderful for holidays, but it may not offer the quiet atmosphere some people prefer for everyday living.
The location also means that residents will generally depend more on transport for certain errands and activities than they would in central Hurghada.
For the right buyer, this is not necessarily a disadvantage.
It simply comes down to whether you prefer living inside a large resort community or being surrounded by the city.
My Perspective on Holidays Park Resort
What I find interesting about Holidays Park is that the project has a very clear identity.
It is not trying to be a small residential building, a city-centre apartment complex or a traditional beachfront resort.
Its concept is built around water, recreation and family holidays.
With approximately 60% of the master plan dedicated to swimming pools, lagoons and water attractions, the development is aiming to create one of the most extensive aquatic resort environments on the Red Sea.
For families, that can be a major attraction.
For investors, it creates a property concept with a recognizable target audience and a different appeal from conventional residential apartments.
At the same time, the scale of the project makes construction quality, ongoing maintenance and professional management particularly important.
I would want to understand how the facilities will be operated and what the long-term costs will look like before making an investment decision.
But for buyers who want a holiday property where the resort itself is the main attraction, Holidays Park is certainly worth considering.
Sometimes the best holiday home is not the one closest to the city centre or directly on the beach.
It is the one where you and your family actually want to spend your time.
