When looking at beachfront properties in Hurghada, buyers usually have to make a choice. Either they find a beautiful resort with direct beach access but little happening outside its gates, or they choose a central location and compromise on the beach.

Riva is one of the few developments that brings both together.

Located directly on El Mamsha Promenade, Riva combines a private sandy beach, crystal lagoons, hotel facilities and residential apartments in one of Hurghada's most established tourist areas.

But what makes this project particularly interesting to me is not just the location or the facilities. It is the investment potential behind the concept.

My assessment · Tabitha

I would shortlist Riva when beachfront living, city convenience and potential managed holiday rentals all matter. I would not buy on the strength of a projected nightly rate or advertised price rises alone.

Best for: Buyers who want private beach access, an active El Mamsha location and an optional managed rental strategy.

Watch for: Off-plan delivery, the exact rental-management agreement, owner-use limits, running costs and resale assumptions.

A Private Beach in the Middle of Hurghada

Anyone familiar with Hurghada knows that El Mamsha is one of the city's most attractive areas for both tourists and residents.

Restaurants, cafés, shops and entertainment are within walking distance. The airport is nearby, and you can enjoy the city without constantly depending on taxis.

At the same time, Riva offers approximately 250 metres of private sandy beachfront and around 12,000 sqm of swimmable crystal lagoons, together with swimming pools, landscaped areas and leisure facilities.

This combination is not particularly common in central Hurghada.

For someone buying a holiday home, it means enjoying the comfort of a beachfront resort without being isolated from the city. For an investor, the location is equally important. Holiday guests want convenience, and being able to walk to restaurants, shops and entertainment makes a property more attractive for short-term rentals.

Not Just Residential: Riva's Hotel Concept

One of the most important aspects of Riva, and something that should not be overlooked, is its hospitality concept.

Approximately half of the development is planned around hotel operations, while the other half consists of privately owned residences.

Apartment owners have the opportunity to hand over their properties to professional hotel management for rental purposes. Instead of personally dealing with bookings, guest arrivals, cleaning and day-to-day operations, owners can benefit from an organised hospitality structure.

This is particularly interesting for international buyers who do not live permanently in Egypt.

You can own an apartment in Hurghada, use it yourself according to the applicable rental arrangements, and potentially generate income during periods when you are not there.

Of course, the exact rental conditions, management fees and personal-use restrictions need to be reviewed before purchasing. These details can make a considerable difference to the actual return.

Rental Income: Why Riva Deserves Attention

Hurghada has plenty of apartments advertised as investment properties. However, not every development offers the same rental potential.

Location, facilities, guest experience and professional management all influence what visitors are willing to pay.

A projected nightly rate on its own is not enough to tell me whether a property is a good investment. I would always ask how the estimate was calculated, and whether comparable homes actually achieve it.

As a simple illustration, €100 per night at 60% annual occupancy equals roughly €21,900 in gross annual bookings. This is a calculation, not a Riva rental forecast or evidence of attainable occupancy.

That is before management fees, operating expenses, taxes and other costs. It is an illustration, not a guaranteed income forecast.

And this distinction is important. A high nightly rate alone does not make a good investment. Occupancy, rental agreements and the actual purchase price matter just as much.

Nevertheless, having a hotel-oriented rental concept in a beachfront development directly on El Mamsha creates an interesting starting point.

What About Property Value Appreciation?

This is another reason why Riva has caught my attention.

Some project updates highlight increases in developers’ advertised asking prices. Before calling that an investment gain, I would want independent evidence of what owners can actually sell for.

However, there is an important difference between a developer increasing its selling prices and an owner actually achieving that higher price on the resale market.

The latter depends on real buyer demand, available alternatives and the conditions at the time of resale.

I would therefore never suggest buying a property simply because its price has increased quickly. What interests me about Riva is the combination of factors behind the investment: a central beachfront location, a hotel component, a professional rental concept and the possibility of further value development as construction progresses.

With delivery currently scheduled for 2029, buyers are entering a project that still has several years of development ahead.

That creates opportunities, but naturally also involves the risks associated with off-plan purchases.

Choosing the Right Apartment Matters

Not every apartment within the same development will perform equally well, whether for personal use or rental purposes.

Riva offers fully finished studios, apartments and additional residential formats, including duplexes and loft-style units.

The position of the apartment, its view, layout and proximity to the beach or hotel facilities can all influence its attractiveness.

For someone purchasing primarily for rental income, I would look closely at the expected guest profile, the apartment's purchase price and how well the unit fits the hotel's rental concept.

For buyers planning to use the apartment themselves, privacy, views and distance from busier areas may be more important.

There is no single apartment that is automatically the best investment for everyone. The right choice depends on what you want to achieve.

Current Purchase Conditions

Riva currently offers several payment options:

These conditions can make the purchase accessible to buyers who prefer spreading their payments rather than committing the full amount immediately.

However, I always recommend comparing the total purchase price, payment schedule and expected rental performance together, rather than choosing a property based on the installment plan alone.

These commercial terms reflect the project information available for this guide, not a binding offer. I would confirm the final price, payment calendar, contractual delivery and all one-off and ongoing charges for the exact unit before any reservation.

  • 15% down payment with the remaining balance over 48 months.
  • 20% down payment with the remaining balance over 60 months.
  • 25% discount for full cash payment.
  • One-time maintenance fee of 10%.
  • Expected delivery in 2029.

My Perspective on Riva

What I particularly like about Riva is that it does not depend on just one selling point.

There are projects with attractive beaches. There are developments in good central locations. And there are properties marketed primarily for rental income.

Riva brings these elements together in a way that makes it worth looking at more closely.

For someone who simply wants a quiet apartment away from tourism, it might not be the first project I would recommend. The hotel environment and central promenade location will naturally create a more active atmosphere.

But for buyers who want a beachfront holiday home with the option of professional rental management, or investors looking at both potential rental income and long-term capital appreciation, Riva is currently one of the more interesting developments on our radar.

The important thing is to look beyond the marketing figures and understand what you are actually purchasing.

That is where a good investment decision begins.

Before I would reserve

Questions I would ask with you

  1. 01What personal-use dates, if any, would I give up under the rental programme?
  2. 02Can I see a fee-by-fee example of net rental income, not just nightly rates?
  3. 03How does my chosen apartment compare with other Riva units for view, noise and guest appeal?
  4. 04What happens if delivery or opening of the hotel facilities is delayed?

Useful answers

Frequently asked questions

Where is Riva located?

Riva is located directly on El Mamsha Promenade in Hurghada, close to restaurants, cafés, shops and the international airport.

Does Riva have a private beach?

Yes. The development includes approximately 250 metres of private sandy beach and around 12,000 sqm of swimmable crystal lagoons.

Can I rent out my apartment through the hotel?

Riva's concept includes the opportunity for owners to place their apartments under professional rental management. The exact terms, fees and owner-use conditions should be confirmed in the contract and rental agreement.

How much rental income can I expect?

No return can be promised. An illustration of €100 per night at 60% occupancy works out to €21,900 in annual gross bookings before fees, expenses, taxes and vacant periods; it is not a Riva earnings projection.

Has Riva already increased in value?

Developers may change asking prices over time, but that does not establish the price an owner could achieve on resale. I would compare actual completed transactions, not just revised price lists.

When will Riva be delivered?

Delivery is currently scheduled for 2029.

My approach is to help you decide whether a property suits your life and your numbers, not to promise a return. Ask for the contract, current unit availability and the full ownership costs before committing.
